In our 30 years of business, we have seen various forms of water damage in residential and commercial basements. We understand that every situation is unique, which is why our technicians will take time to evaluate the damage. The type of water damage will fall into one of three categories that will influence how the water is removed and how your property is cleaned and restored.
This is the safest form of water damage. Clean water does not contain contaminants and usually derives from interior pipes and supply lines located throughout the home. Because your pipes are pressurized, when this occurs, you can experience tremendous amounts of damage in a short period of time.
The good news is since this water is coming from a clean source, it can be easily cleaned up and dried when you choose the right contractor. It can seem extremely overwhelming to attempt the clean-up on your own, and most of the time homeowners simply do not have the tools to do it themselves.
Drying techniques approved by the IICRC can be used, including pumping out and extracting as much water as possible, and then setting up high powered fans and dehumidifiers to return moisture content back to normal. Secondary damage and/ or mold growth can occur in as little as 24 hours after water damage, so it is essential to respond quickly. After that 24 hour period, clean water can turn into grey water and shift the requirements of the mitigation.
Grey water is the most common form of water found in basement settings. If clean water sits for longer than 24-48 hours, then it will be classified as ‘grey water.’ This type of water typically contains contaminants and can also come from appliances such as washing machines or dishwashers. Fortunately, grey water can still be dried using advanced drying techniques. Porous building materials and items can often still be salvaged and dried within 72 hours of the time of damage.

As soon as our technicians arrive at the site, they will assess the damage. Our technicians will classify the type of damage as Category 1, Category 2 or Category 3. We will then determine the drying plan to meet the severity of the situation.
At Kelley Klean, we equip our technicians with the right tools to identify even the water that has migrated beyond what is obvious to the naked eye. We closely and carefully follow the path of water flow and try to identify the actual damage due to water ingress. We also assess the secondary damage to the property due to water leakage.
After we evaluate the unique needs of your property, we will develop a customized restoration plan. Furthermore, we’ll loop you in throughout the entire process so you never have to wonder about the status of your property.
Next, we start removing the standing water. During this stage, we use the most modern techniques and tools to remove almost 99% of the water from the site. The step will prepare the affected areas for drying equipment such as air movers and dehumidifiers.
Once the standing water gets removed, the next stage is the drying process. For this, we use equipment as dehumidifiers, air blowers, and air filtration devices.
The work is planned such that the dehumidifiers get placed in the center of the affected area, and the air movers are placed equally at every 10-16 feet around the perimeter of the location. We ensure that our equipment placement will create an optimal drying environment in order to speed up the restoration process.
As the drying process continues, we take regular moisture readings each day. These readings indicate the effectiveness of the drying process and enable us to take corrective actions if the situation demands. We also provide these readings to your insurance company for documentation for your insurance claim.
As the affected areas dry, we will slowly take equipment out until drying is complete. Depending on the severity of the project this could take as little as three days.
It is always our priority to mobilize quickly and try to save as much of the building content and materials as possible. If items or materials are damaged beyond repair or contaminated with sewage, those materials will need to be removed and replaced. We’ll take care of any repairs necessary to return your property back to its pre-loss condition.
Upon completion of the job, we will ask for your signature to sign off that our work was done to your satisfaction. This ensures that you’re happy with the work, and we do not leave until every element of the restoration process is addressed.
