Flood water in your basement is classified as Category 3 water according to the IICRC. Microorganisms, as well as other dangerous particulates, are likely to be present which could cause health hazards to the occupants of the building. As the water continues to stagnate, the worse these conditions can become. Depending on the type of floodwaters, you could be at risk of HVAC contamination in the process.

We noticed on a Sunday evening we had water in the basement of our finished areas. After finding the problem, my husband made a call to get someone out. Within an hour of the phone call, Kelley Klean was on the job and started the clean up and drying out process. Dennis, the owner, came out that evening and reassured us that his crew could take care of the job. I would highly recommend their services to anyone. You could tell by the way they took care of their own equipment that they cared about the quality of the service performed. Thank you for handling this for us on a Sunday night.

Return to a safe environment and continue living your life as normal.
In our 30 years of business, we have seen various forms of water damage in residential and commercial basements. We understand that every situation is unique, which is why our technicians will take time to evaluate the damage. The type of water damage will fall into one of three categories that will influence how the water is removed and how your property is cleaned and restored.
This is the safest form of water damage. Clean water does not contain contaminants and usually derives from interior pipes and supply lines located throughout the home. Because your pipes are pressurized, when this occurs, you can experience tremendous amounts of damage in a short period of time.
The good news is since this water is coming from a clean source, it can be easily cleaned up and dried when you choose the right contractor. It can seem extremely overwhelming to attempt the clean-up on your own, and most of the time homeowners simply do not have the tools to do it themselves.
Drying techniques approved by the IICRC can be used, including pumping out and extracting as much water as possible, and then setting up high powered fans and dehumidifiers to return moisture content back to normal. Secondary damage and/ or mold growth can occur in as little as 24 hours after water damage, so it is essential to respond quickly. After that 24 hour period, clean water can turn into grey water and shift the requirements of the mitigation.
Grey water is the most common form of water found in basement settings. If clean water sits for longer than 24-48 hours, then it will be classified as ‘grey water.’ This type of water typically contains contaminants and can also come from appliances such as washing machines or dishwashers. Fortunately, grey water can still be dried using advanced drying techniques. Porous building materials and items can often still be salvaged and dried within 72 hours of the time of damage.
Time is key when addressing standing water in your basement. We operate 24/7 for emergencies and will do our best to send a technician as quickly as possible.
If you’re considering other options, we provide accurate, competitive and timely estimates so that you can make your decision quickly.
Once both parties agree on a drying plan, we will work to begin the drying process. Each day, we will return to your commercial property to take the proper moisture readings and record our findings. All of the appropriate documentation will then be communicated to your insurance company so that they can see the progress of the claim.
There can be many steps to the restoration process. That is why we make sure to keep you updated on the various stages. In addition, we will work directly with your insurance company to assist your claim. This includes reporting daily moisture readings, providing charts, sketches as well as photos when necessary and reporting back to your adjuster if there are any modifications in the drying plan.
If you experience standing water in your basement, there’s a high likelihood that your insurance policy will cover water damage restoration costs. Kelley Klean has built a solid reputation with the local insurance companies in order to help you during the claims process. We understand the correct documentation to submit that helps you move through the claims process smoothly.
Different insurance companies require different information. We check with each adjuster to verify their specific requirements so we can submit our records accordingly. We found that when we stay in constant communication with you and your insurance provider, there are fewer issues during the claims process.
